We primarily operate out of Waterloo, Iowa. Our maintenance personnel strategically use different garages and storage units around the area. Our administrative team primarily work from their homes. There is no physical in person office for tenants to come to - but we will be happy to communicate by email and phone.

When a unit is ready to be rented, we will fill it as soon as possible. We generally do not hold units longer than 15 days past its available move in date
If you are on our approved list and have input the details of what you are looking for (size, type, budget, desired move in date, etc) we will generally check that list first before putting new units on the market.
Yes, there is an application that will check rental, employment, and criminal history. There is a link higher up on this page that says ----> Apply Here <-----
At least a couple business days, maybe longer. Depends on how quickly we get back responses from current and past landlords, employers, and if any further investigation needs to be done on other results of the application. No follow up is needed. We are a small company and have limited staff and will get them done as soon as we are able to.
Make sure to read the directions and fill out in full detail. Partially filled out applications will either take longer to process, or if not enough information has been provided we will cancel and not be able to complete.
We generally require one year to start and convert month to month following. Will consider a 6-month lease in the same method on a case-by-case basis.

Yes, the standard is equal to one month's rent minimum for every unit.
For houses - the tenant is will always pay for all utilities and will be responsible for lawn care and snow removal
For apartments - it depends on the unit. Read the unit description and it will tell you specifically what the landlord and tenant pay for. Sometimes utilities are all included, sometimes the tenant pays for everything.
Some do, some do not. Read the listing description for the particular property that you are looking at. If it does not specifically state that it has a garage, it does not have one.
Yes, the listing description for each unit will specify what is provided.
